Best Advice for Emerging Trends in Real Estate

The housing market and US economy is extremely scary this Halloween.   Many of us feel as if we have been buried alive.  But, just like the zombies on a late night horror flick, real estate investor’s will raise from the dead and roam the earth again.

The market forecaster’s predict that the market will hit bottom in 2009, and will fight to survive through much of 2010. 

During this period, we will experience further drops in property values, as foreclosures and deliquencies continue.  Job loss and the faltering US economy will continue to pinch property cash flows and hamper an active lending environment, .

So, what signs of life will investors see before exhumation begins?   Which opportunities are lurking, just below the surface, that the prudent should take advantage of?

  • The gruesome death of US real estate market has a beneficiary.  The cash rich, foreign buyer.  These well-healed investors will take advantage of a weak dollar, focusing on “trophy” properties located in major, active cities with plentiful employment and quality of life.
  • The first area’s of the country to show signs of recovery will be the “cities that never sleep”, located in coastal area’s.
  • Multi-family and higher density properties with retail shopping will be the focus for future developers.
  • Other developer’s will focus building in area’s with neighborhood retail centers with big box grocery and chain drug store anchors.
  • Apartment building investments may pay off now.  Look for mid-range property near transit in high density locations.  Vacancy rates are very low, and will remain so, as people cut living expenses. 
  • Distressed condo’s located in urban area’s near transit bode watching.
  • GREEN is GOOD.  Cutting energy expenses will be a priority for investors and buyers, alike.
  • Residential building lots will get a cheaper, as builders dump options and inventory.   Spelling profit potetianal for the patient.
  • Commericial will show signs of life, before residential.

The world is indeed a dark, scary place at the moment.  But, rest assured, the sun will come up.  And, while we have no quick way to stop the bleeding, the ones of us who survive the slaughter may grow fat on the plentiful carnage.  To the mindful, patient go the spoils.

As home shoppers search through listings of homes for sale, nothing screams STALE LISTING, like seeing a photo of your home that was taken during another season. 

If the season’s have changed while your home is on the market, freshen up your listing with new seasonal photo’s.   It’s Free and Easy to Do.

  1. For extra appeal, stage the photo with seasonal color or add a pumpkin or two before you snap the picture.   The bonus, pumpkins and seasonal decor can be enjoyed through Thanksgiving. 
  2. If your home has features that are more appealing during certain times of the year, such as swimming pools, waterfronts, flower beds and landscape, leave the photo’s, but change the captions to reflect the height of the season.  (ie:  Fun in the Sun 2009, for example).
  3. Highlight and rephotograph the area’s of your home that are appealing when the weather is crisp.  Photograph a fire in the indoor or outdoor fireplace.  Decorate the dining room for fall entertaining, then shoot.   Snap a picture of your media room right before the big game.  The goal is to Showoff the features of your home that you enjoy during this time of year.
  4. A home/neighborhood video tour is another great way to freshen up your listing and reach a whole new audience, too.  InfoTube.net uploads video tours on its homepage and to youtube.com, bringing your home to the attention of a whole new crowd.

The web is a great resource for the real estate or local scene enthusiast.  Today, we invite you to take a look at four of our favorite websites that specialize in keeping tabs on the ‘hood’.

Gasbuddy.com:  Just like the name says… this website is your best friend when it comes to finding the cheapest gas in your neighborhood.  Check out it out before you fill up.

AltosResearch.com:  Fantastic website for your current, local real estate market and trends.  The site shows graphs of real estate price trends in your town; housing market conditions, homes sales and demand trends, including average days on market; local home prices per square foot; the number of all homes for sale in your neighborhood. 

Altos focuses on the local market, which is what real estate is really all about anyway.  After entering my zipcode, I could instantly see what was really going on in my neighborhood, what prices were really doing and received the information I should know about my area.    

RottenNeighbor.com: What are your neighbors saying about you? This website reports on noise, odors and other neigborhood nuisances. The site pinpoints the homes of obnoxious, trashy or violent crazy neighbors, as well as registered sex offenders and vacant foreclosured homes.

If you want the dirt about any neighborhood or your daughters’ best friend’s neighborhood, Rotten Neighbor is the place to do some voyuering.

Introin.com: This website provides the inside scoop on apartments and rentals. It provides rental availability, building and landlord evaluations. Check it out before you sign that lease.

Create a Video Tour of Homes for Sale

InfoTube.net homes for sale website, combined with a flat fee MLS listing places your property in front of millions of home shoppers each month.    But, in a difficult housing market with far to few buyers and far too many sellers, there is another way to reach millions of new buyers per month…Video.

Making a Video about the benefits of living in your home is easy and fun to do.   Dust off that digital camera you don’t often use, and put it to work selling your home to a whole new audience.   

Tips for Shooting a Good Video Home Tour without Editing:

  1. Plan Your Tour and Your Shots:   Decide what property features are important and how you will highlight them visually.   Make sure you clean and stage the area’s that will be on video so your house looks its best.   Plan the order of the shot in the same sequence as someone would tour the home.  Start with the front walk up, entry, etc. to make your video easy for the viewer to follow.
  2. Get familiar with your camera. The on-off switch, zoom and record buttons.   You can pause between scenes by touching the “shoot” button and resume filming by touching it again.  (Practice a little to see how the camera works inside your home.)
  3. Use the video camera like a still camera.  You can walk with a camera, but the video will be shaky. Keep the camera as still as possible.  A tripod is an excellant tool used to steady the shot.  
  4. Shoot 3 Basic Shots of each Feature:  Start with a Wide Shot to establish the location.  Zoom slightly to use a Medium Shot to follow action or frame a view or scene.  Use a Close Up shot to show off a detail or something special.
  5. Watch how much you zoom.  The camera registers better if you move closer to the subject, versus just zooming in.  Also, avoid using the zoom if you are hand holding the camera.   You won’t be able to keep a steady shot.
  6. Try to shoot at least 10 seconds for each shot.   If you are panning the scene, 10 seconds will produce a nice flow and the viewer won’t get sick trying to watch while the room spins.
  7. Lighting is a must.   Do not shoot toward a bright window.  Lower the blinds and turn on all the lights, if you can’t get another angle.  Lamps or drop lights aimed at the subject and positioned behind the camera are an ideal way to light your space.  If shooting outdoors, try a cloudy day, early morning or late afternoon when harsh sun won’t wash out color and details.  Also when shooting outdoors, make sure the subject is facing the sun.
  8. Plan to bring emotion and life into your presentation.   Include historical facts, neighborhood shots, nearby attractions, special views, street scene’s, neighborhood schools and parks, splashing hot tubs and roaring fires.   Add fresh flowers in the kitchen and dining room.  Set the dining room table.  Place candles around tubs and fireplaces.  Add color outdoors with inexpensive hanging baskets or pots of flowers.   You don’t need to plant them unless you want to.  You can hide the pots in the dirt or behind shorter plants. 
  9. Time the Video.   The majority of viewers will not sit through a video longer than 3 minutes, unless it is really compelling.
  10. If can have a lot of fun Editing, if you have a newer computer.  Movie Maker is Free on Microsoft software.  IMovie is free on Apple.  While you don’t have to edit to make a great video, editing is great for adding captions, music or voice overs, or selecting the best scene.  We will discuss editing and special effects later next week.

Video’s don’t sell a home all by themselves, but they certainly attract serious buyers.  Do yourself a huge favor and upload your home video tour to InfoTube.net today…we will put it on Youtube for you.

This video done by a home owner in Tybee Island, GA is a great example of using video to sell a home.   This video has been viewed more than 950 times.

The owner did a great job of giving the local flavor and outdoor activites in the area.   He also did a good job of showcasing his home and all it has to offer.

Rotating, Shape Shifting Skyscraper

An architect has designed an 80 story building that continually changes its shape by using the wind.   The “first if its type” building is under construction in Dubai, with a grand opening scheduled in 2010.  There are also plans to construct two more moving buildings, with one located in Moscow and another in  New York City.   

The building design is like nothing we’ve ever seen before.  It offers sweeping and constantly changing views, as the building exterior shape actually moves. 

The downside… being fabulous and cutting edge will not come cheap.   Rumors are circulating that residences will be priced around $3000 per foot.

Another unforeseen problem buzzing around foreclosures and the bad economy is the dramatic increase in the mosquito and garden pest population. 

Many entire neighborhoods now feel the sting, as millions of vacant properties, along with those owned by cash strapped homeowners, have turned overgrown lawns, swimming pools, hot tubs, water gardens and koi ponds into insect breeding grounds.   

Before you light the citronella candles or coat yourself in insect repellent, consider heading to your local garden center for relief.   Some plants are natural insect repellents and keep summer bugs away, while improving the curb appeal of your home.

Catnip– In addition to being a favorite of your beloved feline, catnip is 10 times more effective than DEET when it comes to repelling the universally hated and dangerous mosquito.   The annual plant grows easily in a sunny, dry location like the one found around most patio area’s.

Lemon Thyme–  Smells and Tastes Great to Humans.  Its lemon scent is a wonderful to smell as you walk or brush by and its lemon flavored leaves can be used in salads or recipes calling for lemon or lemon zest.  This perennial grows great in most climate zones, requires little to no watering and thrives with a little sunshine.

Lemon Basil–  Is another plant that smells great to people and is delicious to eat with summer tomato’s.  Lemon Basil is a tender annual that needs watering.  It is does self sow, but buy starter plants versus sowing seed packets for the best results with this yummy option to a pest problem.

Bad Photograph Examples of Homes for Sale

The 60’s music group “Bread” coined the truism that..”a picture paints a thousand words…”  and whether you remember the song or not, the words are as true as the day they were first penned.

Photograph’s are a representation of your home and a vision of an imagined lifestyle for the home shopper.    They can immediately paint a picture of a home that is well maintained, or not; light, dark, cramped, or spacious, bright and inviting.  

When selecting a photograph to represent your home, view it objectively and ask yourself what picture are you painting?  What words come to mind when you look at the snapshot?   Is this a picture someone would excitedly forward to their friends, co-workers and family?  If not, stage the shot and update the photograph.
