Follow UP: Toll Brothers, one of the nations most succesful homebuilders, just announced they are snagging up building lots in this economy.

Homebuilder Toll Brothers Inc. struck deals for 3,000 lots for future homes in the November-January quarter. But the builder already has a sizable supply of land, so why is it continuing to load up on parcels when the housing market recovery remains fragile?

CEO Robert Toll concedes the builder isn’t buying to address an immediate need. It’s about taking advantage of cheaper land prices, while they last.

QUESTION: It seems like you guys have a 10- to 15-year land supply … Why do you feel the need to buy, at this time, as opposed to just wait until maybe conditions get a little bit better?

RESPONSE: We’re not buying in one region or another because strategically we feel that region needs more lots, and needs further expansion. Solely, we are determining our buys on the basis of the opportunity. And we don’t believe that we should wait. We think that heaven is now. And in fact, we expect that within a year or two, you’ll find it much more difficult, if in fact, the economy and the housing economy, which are very much tied together, continue to improve.

Your comment about rising listings (and prices) in the spring are spot on. In Canada we are in real estate boom for past 11 months and it is getting a bit frothy — like gum where the bubble is too big and is about to explode all over your face.

Across British Columbia we already see a surge this first week in Feb. Today’s press release from Canadian R.E. Assoc. confirms they expect a bigger bulge than ever with resale home listings to surge 13.3% this year. The slump around Atlanta, particularly in NE Atlanta, hasn’t been as bad as in other cities, but if we’ve only seen the first wave, and if there are 33% more foreclosures in 2010 (as the blog/gov’t suggests), then the recession is far from over. Houses should be even more affordable soon… one can only hope that the programs to extend low mortgage rates and buyer tax credits will be extended, or very few houses are going to sell. Since that isn’t a given, aggressive marketing of a property becomes an imperative. Thanks to InfoTube.net and flat fee MLS programs, homeowners like ourselves can save a bit of money, by investing time and effort into our own marketing and sales efforts. Hopefully, more buyers will overcome the urge to freeze in fear of what “might” happen, and instead, take advantage of the most affordable housing market in a decade, choose wisely, and close a deal. We appreciate the help of InfoTube and the ongoing helpful content. — Steve

I purchased this camera to replace my slowly dieing canon powershot SD550. I was very familiar with the canon interface and was hesitant to change brands. However, after reading multiple reviews i decided to get the Panasonic Lumix ZS3. I can tell you that it was completely worth it! This camera has amazing picture quality, and for those who say it lacks manual controls i will say that this contains enough controls to make me happy. I love manual controls and i frequently use a Nikon d30 for specific shots, but this camera will be taken with me 90% of the time. This camera allows a selectable max 1/250 shutter(any shot) to a min of 60 seconds(starry sky mode) or 1 second for any shot. The interface is different from canon but the quick menu makes changing settings very easy. The camera is fast and has great features, what more could you ask for? To sum it up: The picture quality is comparable and even better to DSLR’s in some sitations, the 12x zoom allows for wide angle shots all the way into 300mm distant shots! Did i mention 720p video? Great quality with some of the best audio recording i have heard from a digital camera. I cant stress this enough, this is the best camera to get right now hands down.

Well, if there is algae, there likely isn’t chlorine in the pool. Hence the reason the plecos are needed. Put the fish in, and you don’t have to spend “thousands of dollars in upkeep” chlorinating and otherwise chemically treating the water. Plus, they don’t really die that easily. I’ve had mine for only a little over two months and it has tripled in size.

they wouldn’t last long in chlorine waters as dense as a swimming pool!! maybe don’t put the chlorine in while they are in?!? they are very sensitive fish and die fairly easy.

Hey David G,

You must have a more reliable 3G network than I experienced in Atlanta metro area. It was over all a slow, frustrating experience. Once I did get some data loaded, I found the voyeur aspect very fun, indeed. I love new technology, but I did find the glitches in and out of coverage area’s and the speed tiring.

If Zillow allows “by owner” listings, they should contact me. We have thousands on our website we would happily feed to Zillow for inclusion in their database. We are always looking for ways to increase visability for our customer’s.

Have you tried it?

Did you really not hear a single good thing “on the street”? (User reviews have been overwhelmingly positive)

Corrections to your post:
- The app includes both FSBO listings and by-agent listings. It also includes the Make Me Move listings that are unique to Zillow.
- Sales data comes from (factual) public records and not from (estimated) Zestimate values.
- It takes seconds to get the app to work. You don’t even need to enter an address to get started.
- Loading a map does certainly not take over a minute. Even on the Gen 1 Edge connection. At least it doesn’t for me or anyone else I’ve spoken to that’s used it.

This morning on the way to work, I was shopping for for sale condo’s while commuting into downtown Seattle on the bus using my iPhone and listinening to my iPod. Traditional marketing does can work but if any of the listings I viewed had had “InfoTube’s” they would have been absolutely useless to me. Just sayin’.

I have worked at my job for over 9 years, and 2 years ago,my husband was diagnosed w alsheimers, he is currently in a nursing home, and I have been working to pay off our bills. I had to take a hit in my 401 -k to place him at first. I received notice that I will be laid off the 30th of April. I cannot pay a house payment of $1153, and my other obligations on 1300. social security and unemployment of $300. At my age I am even more concerned about finding a job that will sustain me. I contacted Taylor Bean & Whittaker, my lender, and they were going to refi my loan and charge me over $7 thousand dollars in fees. Is ther any thing that you can do to help me—–Please.

“Get Your Home Listed on the Local MLS.” In Missouri at least, one could only get a listing on the MLS system if a licensed real estate agent. I hope that has changed. It’s a huge hurdle for somebody wishing to sell their home without an agent.

Great post. You are so right. Many modification companies just push the sell, but aren’t looking out for the homeowners best interst. Often times they do lower the payments, but the clients are still struggling and lose the home eventually.

Homeowners have analyze their situation and decide if they can afford slightly lower payments on their home or if they should short sell and get into a property that fits their budget!

It really depends on the local market, and the how far the fsbo seller is willing to go. So many people believe they can slap a for sale by owner sign in the yard, and sell their home. Allen, I agree that the $8000 tax credit will not make buying a home more affordable now, but it is an $8000 windfall none the less. It will certainly help to encourage fence sitters to buy a home now. Why wouldn’t they?

House prices having fallen dramatically in most of the US, which makes buying a home versus renting one very attractive to a lot of people. Throw in historically low interest rates, which are likely to rise later in the year and you see that buyer’s have a lot of reasons to get off the fence. The $8000 is just a bonus. I sure wish I would have gotten one when I bought a home.

Kudo’s to the Obama team for getting the $8000 tax credit passed through both houses. The announcement stirred up activity in the market, which helps seller’s, and represents wonderful savings for first time buyers!
