We live directly on an exclusive private-equity country club golf course.  There are only 28 homes located directly on the course.   We have gate access, and there are only 4 homes with gate access.   We are located directly on the 6th green, and there are only 2 homes located on a green.

These are features that have an intrinsic value that can only be truly appreciated by a current or prospective country club member.   For those people, these features have a tremendous value... but I don't know how to quantify it in a price.

I've done my research regarding what other homes are selling for, but how do I account/adjust for these special features?  There's nothing to compare to.   There are so few homes on the course that they only come up for sale once every 10-15 years.

Are there other golf course homes that you can look at for comparable sales?  For instance, can you compare sales of other homes on a fairway versus on sales of homes on the greens in your area?  What about lot sales on other golf courses?  Do lots on the greens sell for a higher percentage than those on T blocks or fairways? 

As far as gated is concerned, is the entire community gated or do you have a private drive gate?  If the community is gated, then that ammenity would be the same for all homes.  If your property is on a private drive with a gated entrance, then you could look at the cost of installation to give you an idea of cost to duplicate the existing gate.  Another consideration would be are gated communities the norm in your area?  In some area's gated matters more than others.

I'll try to find some other courses to see if I can find some differences on those courses - that's a good idea.


When I mentioned 'gate access', I wasn't very clear.   This is gate access directly from our back yard into the golf course.  The community itself isn't gated.   But in order to have a gate from your yard to the course, you have to jump through hoops with the country club board of directors, and get permission.   Only 4 homes have been approved.

Also, there ARE a few additional homes on the other side of the golf course that are in a different city.   That city isn't considered as prestigious, and the specific area surrounding those homes is pretty run down, so I didn't really look at those sales.   Would it be of value to look at those as well?

3 bedroom, 2 bath pool home. Nice home in a community with water access and golf course. One car garage. Fireplace. Seller will consider a Lease Option 1200 per month and 15000 down. This home has a repaired sinkhole and is 100 insurable.

Lliefveld, I would first concentrate on your closet competition, which would be other golf course communities.  Proximity is an issue, but just like with lake front property, distance isn't the main factor in determining value.
